The Interview
SwissPropTech:
What product(s) do you offer on the Swiss real estate market with the eeProperty platform?
Patrick Fantoli:
Our current offer allows us to transform building infrastructures into on-demand services for their tenants and is composed as follows: a management and payment solution for electric vehicle recharging - volta® and another management and payment solution for collective laundry rooms - vesta®.
Both are accessible from the same online platform, with our App or via the web. They allow building owners to fully automate the management of their infrastructure and to track activities and transactions related to the use of the equipment (charging stations and washing machines). Tenants benefit from an electronic wallet for their building's services.
They can check the availability of devices and make reservations in real time, pay automatically for the use of a service thanks to a prepaid balance on their user account, and have transparent access to the history of their usage and expenses.
SwissPropTech:
Which markets (national or international) are you targeting?
Patrick Fantoli:
Based in French-speaking Switzerland, we have also been present in German-speaking Switzerland for 3 years now and, after having occupied the whole of Switzerland, we plan to expand abroad by 2025. First in the neighbouring countries, to continue with the rest of Europe and why not other continents later.
For 7 years now, our activities have been focused on the rental market, where the need to facilitate access to shared spaces and simplify their use was paramount. That said, we have been equipping commercial and office spaces for a few months now and are considering further diversifying into the semi-private and public sector.
SwissPropTech:
What other companies are you already working with in our country?
Patrick Fantoli:
We work closely with the company V-ZUG, which has been distributing our vesta® solution for laundries since 2020. Based on our respective expertise, it is also possible that a joint development will be launched soon.
Elektron AG has been our trusted partner for over 3 years now. Thanks to them, both our solutions are easily available in the whole of German-speaking Switzerland. They were immediately convinced by vesta® and were immediately interested when volta® became available. Their help has been invaluable in our development outside the French-speaking part of Switzerland.
Our partner from the beginning is the company Lavorent, who believed in vesta® from the start. It is thanks to them that this solution is available as a ready-to-use solution, because they are the only ones currently offering it in this way.
SwissPropTech:
How is your company funded and is a new round of funding possibly coming soon?
Patrick Fantoli:
eeproperty funded itself and reached break-even in 2019 only by bootstrapping. We only started with an FFF (Friends, family and fools) investment. The rest we accomplished on the ground with the confidence of our clients.
Advanced discussions with several investors, both domestic and international, are currently underway for an A Series investment round and are expected to be concluded soon. This will allow us to accelerate our activities and further increase the speed of our development. More fundraising will certainly follow for the same reasons in the coming years.
SwissPropTech:
How important are trade shows and industry events for you?
Patrick Fantoli:
If they are targeted, they are a must. We particularly appreciate the quality of the visitor profiles and the expertise of the speakers when it comes to events focused on the PropTech sector. It's also easier to meet people in a business-friendly atmosphere, whether it's to discover future customers or potential partners.
SwissPropTech:
What are the reasons for your affiliation with SwissPropTech?
Patrick Fantoli:
This field has been growing rapidly for several years in Switzerland and its players are numerous. It is sometimes difficult to find one's way around because companies are born, transformed or disappear from one day to the next. To be a member of SwissPropTech is to participate in a movement surrounded by actors who share the same objectives and the same requirement for the development of this sector of activity.
While the number of organizations that are trying to position themselves as experts in the field is increasing, SwissPropTech is a trusted partner, whose longevity and seriousness are a guarantee of expertise. It would be ideal if an official PropTech label, with clearly defined membership criteria, were to be created and to provide a framework for the companies and activities in the sector. We could perhaps consider a collaboration on this subject one day...
