The Interview
SwissPropTech:
Fabio, Evodrop has shifted its focus to water and water quality. Tell us, why is water itself so critical to the real estate industry?
Fabio Hüther:
Water is a supporting factor in the energy as well as CO2 balance for any property. Lime is one of the strongest insulators and therefore also effectively prevents heat transfer in water. A calcified boiler needs more energy to heat up to the regulated temperature and a study has found out that already 1mm of pipe wall constriction due to lime causes an energy increase of 10% and 6mm of constriction already 50%. These are factors that are simply neglected in the whole sustainability movement around real estate. Established systems like the ion exchangers work well against lime but have to carry enormous disadvantages. The quality of the drinking water decreases, the water is more corrosive and especially the intensive rinsing (regeneration) by strong sodium chloride solutions is a serious problem for the environment. These and many other factors have moved us to make a fundamental change in the real estate market regarding water treatment.

So this means that the issue of water is entering all areas of real estate. How does the issue affect me as a tenant, owner and also as a developer?
Fabio Hüther
In general, the benefits of water treatment by Evodrop are very drastic for all concerned. The owner saves over 50% in renovation costs caused by damage to water-carrying equipment due to limescale. The systems are simple in design, which ensures low-maintenance and cost-effective operation. For the residents, the lime problem in the household is solved and the drinking water quality increases rapidly due to the treatment. This means that the water becomes more drinkable and also effectively softer. The systems are very easy for developers or planners to integrate into an installation. Evodrop is available here as a full-on service provider at any time and accompanies an object from planning to successful installation.
SwissPropTech:
Now the whole of Switzerland, indeed practically the whole world, is talking about sustainability, greening and green futures. What is Evodrop's contribution to a more sustainable and greener real estate industry?
Fabio Hüther:
As mentioned above, said factors have been left out entirely in water treatment. Evodrop's systems have a clear scientific background and therefore a proven lime and corrosion protection. This clearly distinguishes us from esoteric or borderline scientific systems. Our systems are also based on two fundamental principles. Principle number one is a biochemical process based on food-grade raw materials. No chemicals or synthetic building materials are used, which then logically can also get into the environment. Our systems completely eliminate the need for rinsing and therefore waste water. As the biochemical process reacts automatically with the minerals (lime) in the water, we do not need any external energy source for the system to function cleanly. The second process is a physical post-treatment. As the name suggests, this process is based on the laws of physics, and the system is completely maintenance-free. We use only the highest quality stainless steel and corrosion and cavitation resistant materials in the production of the systems. Thus, we can also guarantee our customers maximum durability and a full 20-year warranty on our systems.

And now in concrete numbers: How does the use of better quality water benefit me as a manager and/or as a developer?
Fabio Hüther:
We had a use case calculated for this very question. For a property with 145 units and 25 fH hardness level, the following parameters apply in comparison to a conventional ion exchange process (salt plant):
- Halving of remediation costs
- Extended service life of all water-bearing equipment
- Halving of purchase and installation costs for a new system
- 71.4 tons CO2 reduction
- Savings of 1.8 tons of salt usage
- Savings of 130,000 liters of wastewater (mixed with sodium chloride)
SwissPropTech:
As a member of the Swiss innovation network SwissPropTech, you are at the forefront of digitalization in our industry. How much does the topic of digitalization affect you and how do you deal with it?
Fabio Hüther:
The topic of digitalization has not yet become so prevalent in the water treatment industry. Here, people have been standing still for decades just from the use of the technology to be used. For us, the prioritized focus at the moment is that we can establish a sustainable basic technology for real estate of all kinds. The Internet of Things, as they say, is not yet in demand here. As a company ourselves, however, we are of course very much involved with digitization and have already fully digitized most of our processes and also work fully digitally in the area of customer service.
SwissPropTech:
Last question: Switzerland is a country of existing properties, new projects are becoming rarer and more difficult to get approved. Can your systems also be integrated into existing properties and, if so, how easy is that?
Fabio Hüther:
In fact, more than 85% of our clientele are existing properties with existing water distribution systems as well. Evodrop is also suitable for existing properties and can be easily integrated into an existing water circuit. Here too, we provide our customers with advice and support from the initial consultation to the effective installation.
